We’d like to get a USDA loan but what would we end up having to pay out of pocket?

My husband and I spoke to a real estate agent and a loan officer about getting approved for a USDA loan. We’re faxing all the paperwork tomorrow to be officially approved. But the guy did tell us he thinks we’ll be able to get at least 100,000 dollars. He made it seem like most fees would be rolled into the loan and we wouldn’t have to pay anything. We would have to pay 500-1000 for the earnest money to show we’re serious.. but besides that what else would we be expected to pay with this loan? We were told we didn’t really need any money down or extra to do this but I’m worried the fees will exceed the 1500-2000 dollars we have to pay, and that money is including the earnest money. Can anyone give us any insight to how much they ended up paying out of pocket for inspections and stuff like that?

even with most costs being rolled into loan, you are cutting it pretty tight buying a house with only $2000 cash – you never know when some repair will be needed or a big utility payment (if you have heating oil or coal furnace)
